Benefits to Housing Providers for Working with OHSH

Landlords receive many benefits from participation in the OHSH Program. If you would like to provide units to house the homeless, please email homelessinfo@chattanooga.gov with attention to Lead Housing Navigator, Johnetta Langston.

  1. Guaranteed income from housing subsidy voucher - Most clients use Housing Choice Vouchers to pay their rent. Housing vouchers provide a consistent and reliable stream of funding to your portfolio with annual increases published by the U.S. Department of Housing and Urban Development.
  1. We assist during the transition to tenancy - OHSH supports clients in securing documents, completing paperwork, accessing food, healthcare, furniture and other immediate needs after an unhoused period. We do everything we can to set up our clients to be successful tenants.

  2. All clients receive post-housing support - Each client has mandated case management support for one year post-housing. The post-housing Service Coordinator works with the client on achieving their goals to ensure long-term housing stability. Service Coordinators have discretion for how often to meet with a client and will provide conflict mitigation as needed.

  3. Housing providers with OHSH get access to City financial assistance programs - We can refer you to Economic Development programs that can add value to your property.    

    • Rapid Rental Repair offering up to $4,900 per unit on eligible repairs to bring your vacant units back to market. You can get reimbursements on any repairs that do not require pulling a permit. 

    • Landlord Renovation Program can cover 50% of your renovation costs, up to $25,000 to repair vacant units. In addition, we can refer you to more extensive programs if you are interested in new build construction for affordable housing.   

  1. Housing providers with OHSH can access the Landlord Risk Mitigation Fund - The Landlord Risk Mitigation Fund is made available through the Chattanooga Regional Homeless Coalition. This fund can cover up to $1,500 in total for loss or damages over and above the security deposit on a per unit basis, or potential rent lost in the event a tenant vacates the unit before the end of the lease. Tenants must be enrolled in a Rapid Re-Housing program and case management services, or using a housing voucher program (Section 8, VASH, or Shelter Plus Care) for landlords to qualify for the fund.
